How To Create Lifetime Customers

As a business owner, you know how important your customers are. Without them, you wouldn’t have an income. Once someone becomes your customer, they are more likely to purchase from you again in the future.

It is a smart business move to take the time to build long lasting relationships between yourself and your customer. Creating lifetime customers will net you more profit, than constantly seeking out new one-time customers.

Creating quality products is definitely the first step in developing your customer relationship. If your products are anything less than great, your customers will not see a reason to order from you again. However, if you give them something beyond their expectations, they will want to try out more of what you offer.

The next step in relationship building is providing good customer service. When a customer contacts you, especially if it is with a problem, it is important to respond back in a timely manner. If your customer contacts you, they are not thinking about all the other people who are requesting your attention. They are only thinking about the reason that they contacted you, and they want you to give them your full attention.

In an effort to keep loyal customers aware of your products and services, maintain contact with them on a regular basis. Distributing a monthly newsletter is one way to inform clients of special limited time offers and new items you may be offering. In this way customers that have forgotten to purchase more things from your business because of their own busy schedules will also be reminded to do so.

A great way to motivate repeat purchases from old customers is holding “customer only” sales. Taking their previous purchases into consideration, you may be able to offer some kind of gift or special deal that coincides with their specific needs.

Consider one example. Suppose your company sells day planners and you will soon be releasing a new time management audio. Make a list of which customers have previously bought planners and provide them with a brief report regarding how important time management is that also mentions your new audio. You could boost sales by offering these previous customers a special “pre-launch” price.

Establishing long term customers is by no means a short or simple process. It can be done, however, by showing them deep respect and sincere appreciation. Investing time in doing so will eventually help you make strong relationships with lifetime customers.

The Basics of Model Railroad Buildings

Even if you aren’t an architect you can enjoy making model railroad buildings. Sometimes it’s just too hard to find that perfect building or bridge or train station that we can picture so we may just have to build it on our own.

So is it complicated? Do you have to be educated or handy with tools or can you just use what you find around the house?

You may need to do some miter cuts or need to know some advanced woodworking and use some tools if you’re trying to get that perfect copy of something you’ve seen. Or you can take existing models and pilfer parts to start your buildings and make other modifications as you go.

In many cases doing this will allow an enthusiast to utilize simple tools such as X-acto knives and scissors along with a little imagination to achieve spectacular results.

Some materials that are useful for creating your own building include balsa wood, foam, wood glue, mat board and cardboard and even lightweight plastics.

Plaster and corkboard along with foils and spray glues can come in handy. Glitter and beads may add that little extra as well. Hobby stores should carry anything that you are looking for.

How to pick Effective Real Estate Logos

Real Estate Logos are very important to anyone marketing real estate, online and off. There is certainly an art to making a real estate logo catchy. Below are the findings of a survey on top real estate logos and reasons why they are catchy, and therefore, get more businesses for their company.

Remax logo

One of the best known realty franchises in America, Re/Max, has an assortment of logos. All of them share the company name in red and blue with the same font. It could be argued that the re/max logo is so effective because it is one of the simplest designs overall.

Anyone seeing their logo should have no doubts as to the company name or what its business is. The red, white, and blue colors inspire a sense of trust and patriotism between the customer and Re/max such that people feel they can trust that particular company with all of their real estate needs.

ERA logo

Irritatingly similar to the Re/max logo is ERA’s very similar logo. They too employ the same patriotic color scheme and use of a house-shaped graphic, which works pretty well for them. Just like with Re/max, this brokerage network has had no complaints with their logo. It has likely served them well.

The Century 21 logo

The Century 21 logo is quite likely the most recognizable of the bunch because it has been used much more often than any other franchises’ logo. It has always featured their version of a house wrapping around their name, but the choice of colors has varied many times over the years. Despite that, the bolded fonts, the layout, and everything else is the same so it has always been a very effective logo.

Coldwell Banker logo

Using more of it’s darkest color than any other logo, Coldwell Banker’s logo is a very solid blue square that is very likely to stand out as the most ‘dense’ ad on a given page. This trick works great when prospects are flipping through a phone book for a realtor. Also, the simpleness of the design is admirable too. There is a subtle, yet eye-catching effect while viewing the letters in the logo because of the high contrast. Overall, Coldwell banker has a very well-thought logo.

Imperium Realty logo

Imperium Realty Inc. also has a catchy logo with the Lion’s head. Most people think that the logo looks really interesting because of the 2 different colors (gray and red), which will stand out from all the blue-based logos of other realty companies. They also feel that text doesn’t look half bad either. But the lion graphic is by far the big standout of the group.

Weichert Realtor logo

The Weichert Realtor logo is very catchy for people who respond to the color yellow. Weichert is the new name of the Beazley offices in some areas so some people are already familiar with the name.

A very bright yellow road sign with a plain, black, simple font… Some people surveyed said that these signs are “hideous” and others said that they are simply too bright. Sometimes annoying your prospects into buying does work, but typically not for a branding campaign, and definitely not when you need to build trust with your client.

If you’re just starting out, do not include potential clients, only list past work. If you have worked for an advertising agency and are looking to do some from freelance copywriting, make sure to include some of your work from the advertising agency.

One possible way to gain new clients is to post your availability on websites such as elance.com or directfreelance.com. Here you can post your portfolio and research companies you may want to work for. Another way to generate leads is by reading the business section of the newspaper. Cut out all the references to companies involved in your particular field. These companies may require your skills at some point.

If you need to improve your copywriting skills, then read some books by the experts. Dan Kennedy is a great example. His books are very useful and will help you create better copy. In particular, his book “The Ultimate Sales Letter” will help you immensely by outlining how to write great copy and by working through several example writing-projects.

Give these Items to Appraiser at Inspection

When you arrange for a new mortgage, refinance or purchase, it is important that you have things ready for your appraiser’s inspection. If you have some important items ready for the appraiser it will make his job much easier.

All items might not be available in all cases, but those that are available will be extremely helpful to your appraiser.

Items to look for are: Mortgage Survey which is a small piece of paper with a drawing of the lot with the building outline. This document is usually prepared by a surveyor and has his stamp on it. The information on this document includes the specific measurements of improvements and lot, the legal description and the flood zone specifics.

Physical characteristics information can be obtained in a previous appraisal. If the dwelling is newer, any floor plan drawings (blueprints) is extremely helpful to the appraiser.

If you will list your recent improvements, date and cost, this will be helpful to the appraiser. These will be helpful to itemize those items that have been upgraded and modernized. If you have a recent home inspection report, that would also be very helpful.

Any easements which the property has like shared driveways, etc. should be presented to the appraiser.

If you present these items to your appraiser, they will be very helpful to him/her and will assist the appraiser in getting the specifics of the property detailed.
